Spotlight on Lord Roberts

Lord Roberts is located in the South Osborne area and is bordered by Fort Rouge and St. Boniface to the north, St. Vital to the east, Fort Garry and St. Vital to the south, and River Heights to the west.


The neighbourhood's largest building boom was between 1908 and 1915. The next largest was in 2012, when the first phase of the Southwest Rapid Transit corridor was opened.


Lord Roberts became part of Winnipeg over a century ago and was called "Railway Town" because it was home to many CNR workers.


Lord Roberts has thirteen avenues and five streets that define approximately 34 city blocks and offers a range of lifestyles and experiences for its residents through public facilities such as:

Along with banks, pharmacies, laundromats, groceries and other amenities that make for easy living in Lord Roberts, residents also benefit from some wonderfully unique shopping opportunities, including:



And Lord Roberts is no slouch when it comes to great places to eat and drink! From great coffee at Little Sister or Magpies International, hearty breakfasts at The Oakwood, pizza at Vera's, fine dining at Tabula Rasa or The Oxbow, tacos at BMC, sandwiches at Hoagie Boyz and craft beer at Sookram's Brewing, every craving can be satisfied.


And speaking of cravings, ice cream lovers of all ages have two fantastic places to choose from at either end of the neighbourhood, with artisanal Chaeban to the north and iconic BDI to the south. There are some hidden gems too, but I will leave those to the locals!


Lord Roberts is considered a "very walkable" neighbourhood and that's no surprise. Approximately 57% of the total area of Lord Roberts is within 800m of at least one rapid transit station and has a strong sidewalk network, providing good access to affordable transportation.



As of year-to-date September 2025, prospective purchasers looking to move into this neighbourhood can expect to spend approximately $334,618 on average, and a seller can expect a quick sale with an average of 14 days on market. Of the 51 listings in 2025, 43 have sold, giving a sales to listing ratio of 84%. Lord Roberts has approximately 1800 single family homes, many of which are rentals and several small apartment buildings and duplexes.


This eclectic and vibrant heritage neighbourhood is affordable, has great walkability and plethora of amenities, making it a smart community to invest in, whether you are looking to live there yourself or buy an investment property. Its history of persistent change and growth continues with infill residential development and ongoing renewal and replacement of aging housing stock throughout the neighbourhood.
